David Kent Fisse, Certified Professional Building Designer, President, is a member of the National Association of Homebuilders, American Institute of Building Designers and the American Dowsing Association.

Over the past 25 years Northwest Design has completed over eleven hundred projects. The majority of that work has been new custom homes. A variety of styles and sizes up to 13,000 sq ft. including Tudor, Elizabethian, Queen Anne Victorian, Italianete, Venacular Victorian, French Country, Spanish, Northwestern, Southwestern, Colonial, Modern, Industrial, Craftsman, Arts & Crafts, Ranch, Country. Additionally numerous commercial projects under 4,000 sq ft and 20’ in height such as:

Our Software
AutoCad, Arch T, Accurender, Mechanical Desktop, Architectural Desktop and Adobe Illustrator, StrucCalc, Architectural Graphic Standards, PDF conversions, etc.

Blue Printing
Our quality blue prints are digitally copied on 20# blue tint paper. We include 4 sets of drawings with each design. Additional blue prints, vellums, CD’s and reductions are available at additional cost. Our printing equipment consists of Kyocera digital high-end roll feed format printer, Gestener color printer and Panasonic printer.

Procedure
After receiving via e-mail, fax or in person, a sketch of the floor plans, location and style, then a detail bid listing all the drawings and number of hours multiplied by our hourly rate is prepared. The bid will include up to 3 revisions of the floor plan. The preliminary drawings are done in 1/8" = 1’0" scale. The finals are 1⁄4" = 1’0". Site and landscape plans are 1" = 10’ or 1" = 20’ normally. 50% down and 50% upon completion are required by check, cash or credit card.

Time Frame
No work will be started until retainer is received. Every estimate except time and material will state when the 1st preliminary is due. It will also have estimated time of completion. This may vary depending upon turn around time by the clients. Average time is 30 days.

Guarantee
Building plans are guaranteed to pass plan check. Land use and engineering are not included.

Engineering
Some states (not many), require an architect or engineer stamp on all plans. We try to design to a prescriptive path that normally avoids engineering. Sometimes, engineering is unavoidable on slopes and high seismic areas, etc. Expansive soils and other adverse geology can also require a geotech and engineer. We have numerous engineers that we work with. Outside professional services are not included in our price.

Financing
Historically speaking, November is the best time to lock in interest rates.

Other Professionals
Surveyors, structural and civil engineers, interior designers, lighting designers, landscape designers, plumbing and electrical contractors, sound designers, structural wiring designers, architects, etc, almost all use AutoCad drawings. We are able to communicate through e-mail with them.

Codes and Design Criteria

Before starting any project, we will download the applicable code and design criteria such as seismic, wind, decay, frost depth and snow load. The plans will be designed to those limitations. A chart indicating the design criteria is placed on or near the cover sheet.

Design Ideas

Ideas galore! Such as angles, arches, hydronic heating, roof windows, dormers, material selections, bay windows, clerestory and eye-brow windows, daylight basements, sound proofing and cost effective ideas may be optional on preliminary plans. We take your basic ideas, add our expertise and deliver construction drawings that one can acquire contractor bids, building permits and financing with these.

Material Lists
The construction material is specified on our drawings. A builder or lumberyards will do take-offs for a material list. The finish work material is generically shown such as floor covering (W) wood, the type and size would need to be selected by the owner. Normally the best time to buy material is right after the 1st of the year.

Checking
All drawings are checked by either an in-house certified plan checker or certified professional building designer. We size all structural members including beams, joists, rafters and footings. We strive to keep up with the newest codes and building materials.

References
3 references similar to your type of construction or close to your location are available at your request. Building inspectors, plan checkers like our work, as we tend to "cross the T’s and dot the I’s".

Recommendations

Wherever you are planning on building, it is best to take a site plan into your local planning department and get zoning approval. Setbacks and other issues vary in jurisdiction.

Free Estimates
Get your rough plans to us and we will give you a free detailed estimate on any new construction (residential or commercial). Additions and remodels require a site consultation. There is a reasonable fee for this service. The fee is waived if we get the job.
